Terms & House Rules
1. Scope
These terms apply to direct bookings of villas offered by PT. Tony Properties Bali under the HiddenKeys Bali brand. Bookings made through other platforms are also subject to that platform’s terms.
2. Booking and payment
A booking is confirmed once you receive our booking confirmation. Prices, fees and payment terms are shown before you confirm.
3. Cancellation
The cancellation policy shown on each villa page applies to bookings of that villa. Under our Moderate policy, which currently applies to all our villas, you can cancel free of charge until 5 days before check-in for a full refund; if you cancel later, the first night and 50% of the remaining nights are charged; after check-in, the nights stayed, one additional night and 50% of the remaining nights are charged. Bookings made at least 7 days before check-in can be cancelled free of charge within 24 hours of booking. Stays of 28 nights or more may have different terms, which are shown before you confirm. The policy is repeated before you confirm and in your booking confirmation.
4. Check-in and check-out
Check-in from 15:00, check-out by 11:00. Early check-in, late check-out or early bag drop on request, subject to availability; fees may apply. Arrival details are sent privately after booking.
5. House rules
• No smoking indoors, including bedrooms; smoking is allowed in the outdoor areas.
• No parties or loud gatherings; events only by prior arrangement and with approval where offered. Quiet hours as stated for each villa (generally 22:00–07:00).
• Only registered guests may stay on the property; no subletting.
• Pets on request: max. 1 pet per villa, IDR 200,000 per night; please tell us before arrival.
• Switch off air-conditioning, lights and appliances when you leave.
• The pool is used at your own risk; no glass by the pool.
• Don’t flush paper or other items down the toilet.
• Respect the villa, our staff, the neighbours, local customs and Balinese ceremonies.
• No drugs on the property.
6. Damage and liability
Please report any damage straight away. Guests are responsible for damage caused during their stay beyond normal wear and tear. If a security deposit applies, its amount and terms are shown before you confirm.
7. Guest services
Services such as transfers, drivers, tours, massages, private chefs or decorations are provided by local partners and are not part of the villa booking. We confirm the price and inclusions before you book a service; prices are in Indonesian Rupiah (IDR).

These terms are governed by the laws of the Republic of Indonesia.
